Amsterdam-Noord is a rapidly developing district north of the IJ river, accessible via free ferries from Centraal Station, with a growing creative and residential community, significantly lower prices per square metre than central Amsterdam, and increasing appeal among both expat and first-time buyers.
A few years ago, suggesting that an expat buy in Noord would have raised eyebrows. The ferry crossing felt like a barrier, the infrastructure was sparse, and the cultural scene was nascent. That picture has changed. Noord in 2026 is one of Amsterdam’s most interesting places to buy, if you know what you are getting into.
What Noord Looks Like Now
The NDSM wharf area, a former shipyard turned into a cultural and creative hub, is the area’s anchor. Restaurants, studios, events spaces, and a growing residential development pattern have made it a destination. The ferry from Centraal Station takes seven minutes and runs around the clock.
Beyond NDSM, the Buiksloterham district is Amsterdam’s main urban regeneration zone. New-build apartments, sustainability-led development, and a young demographic are reshaping the area. Prices here are significantly lower than comparable square footage in De Pijp or Oud-West, but they are rising.
Mr. Broker covers Noord as part of our Amsterdam-wide buying service. If a property in Noord fits your budget and lifestyle, the evaluation process is the same as anywhere in the city. For expats this matters: we translate the Dutch documentation (VvE minutes, erfpacht terms, MJOP) into plain English before the bid goes in. See what we do for the full picture.
Prices and What They Mean
In established parts of Noord like Nieuwendam and Buiksloot and more up north side, older housing stock can be found at € 5.500 to €7.000 per square metre. New-build developments, especially the south side in typically price at €8,000 to €9.000 per square metre, still below comparable new-build in the south.
For a buyer with a budget of €350,000 to €450,000, Noord opens up possibilities that are simply not available in De Pijp or Oud-West. More space. Potentially a garden. Sometimes a whole house (different prices though, but still much lower) rather than an apartment. The trade-off is the ferry crossing and a somewhat longer commute to certain parts of the city. For expats on the 30% ruling whose net budget stretches further, Noord is often the difference between a one-bedroom in the centre and a two-bedroom with outdoor space.
Who Noord Is Right For
Noord works well for expats whose employer is in Noord itself (there is a significant creative and tech cluster here), for buyers who prioritise space over address, and for buyers with a lower budget who are willing to accept a longer commute in exchange for more property.
It is also increasingly good for buyers with a longer investment horizon. The infrastructure investment in Noord is ongoing, and prices are likely to continue converging with other Amsterdam districts over the next decade. Buying now means buying ahead of that curve.

Are there good schools in Noord for expat families?
The school infrastructure in Noord has improved significantly and several primary schools have good reputations. For full English-medium international schooling, the closest options remain the Amsterdam International Community School in Amstelveen and the British School of Amsterdam in Oud-Zuid. The commute from Noord is roughly 40 to 50 minutes by public transport, which is worth mapping out specifically before committing if you have school-age children. But North is not that ideal in that case.
Is the ferry really a practical way to commute every day?
For most destinations in central Amsterdam, yes. The ferry runs 24 hours, takes seven minutes, and is free. Many Noord residents cycle onto the ferry, cross the IJ, and continue cycling on the other side. Expats who work in the Zuidas usually combine the ferry with a metro from Centraal, which takes around 30 minutes door to door.
Is Noord safe?
Yes. Noord has a good safety profile overall. Like any area of a major city it has more and less desirable streets or neighbourhoods. The parts most relevant to expat buyers (NDSM, Buiksloterham, Nieuwendam-Noord) are stable residential areas.
Are there erfpacht properties in Noord?
Yes. Erfpacht is not limited to the historic centre; the Municipality of Amsterdam owns land across the city, including a lot in Noord. Always check the ground lease terms for any specific property before bidding. Mr. Broker holds the MVA Erfpacht Deskundige certification and assesses these terms as standard for every property.
Will prices in Noord keep rising?
Market analysts expect continued price growth in Noord relative to the rest of Amsterdam as infrastructure improves and the area matures. This is not a guarantee. As with all property decisions, buying should be based on your needs and timeline, not speculation about future prices.
Noord is Amsterdam’s most interesting value proposition right now. Talk to Mr. Broker about whether it makes sense for you.
