Fearlessly Asked Questions
Buying or selling a home in Amsterdam raises a lot of questions.
Most of them are not the polished, brochure-type questions you see on typical real estate websites. They are practical. Sometimes blunt.
Do I actually need a broker? Am I overpaying? Is this process even fair? We prefer those questions. This page is built to answer them clearly.
Buying property in Amsterdam
Why should I pay full commission if Funda does 90% of the work?
You’re not paying for scrolling listings.
You’re paying for screening, red-flag spotting, positioning, negotiation and timing.
In this market, the real money isn’t made on finding the house.
It’s made in how you handle the deal and thinking outside of the box.
What happens if I end up in a bidding war? Do we just keep going until I’m broke?
No. This isn’t Vegas.
We evaluate. We adjust. We move smart.
Sometimes you go all in. Sometimes you walk away.
The goal isn’t to win every house.
The goal is to win the right one.
Are you going to tell me to drop the financing clause just to win?
No. We don’t gamble with your money.
Dropping clauses can strengthen a bid.
But only if your mortgage is rock solid and the risk makes sense.
We build around your risk tolerance. Not around ego.
Can I fire you if I think you're doing a crap job?
Yes.
No hostage contracts.
If we’re not delivering the value, speed and honesty we promised, you shouldn’t be stuck.
We stay sharp because we know we have to earn our spot on your team every single day.
Selling property in Amsterdam
If the house is going to sell in 48 hours anyway, what exactly are you doing for your commission?
Selling fast is easy in this market. Selling smart is the job.
Anyone can list a house and hope for chaos. We control the chaos.
Positioning, timing, negotiation, buyer psychology.
That’s where the extra tens of thousands are made. Not in uploading photos.
Are you just going to create a bidding war and see what happens?
No. We don’t throw matches and hope for fire.
We design momentum.
Sometimes that means controlled scarcity. Sometimes it means strategic pricing.
Sometimes it means quiet off-market conversations.
A bidding war without strategy is noise. A bidding war with strategy is leverage.
Do you push for a quick sale or the best price?
Closing fast is easy. Closing well is the job.
Sometimes the best offer is already on the table. Sometimes one extra viewing changes everything.
We don’t stretch the process to inflate our ego. And we don’t rush it to collect a fee.
We squeeze the lemon for the strongest deal. Price, conditions, timing. The full package. Chasing speed for the sake of speed usually costs money.
Property valuation and mortgages
Do I need a valuation report for a mortgage in the Netherlands?
Yes, in most cases you do. No valuation, no serious mortgage application.
Banks, require an official valuation report, usually validated by NWWI, and normally only provide up to max. 100 % of the valuation price.
Who can provide an English-speaking valuation in Amsterdam?
Actually, there are no English reports, yet. But nowadays AI can help you a lot.
What is an NWWI valuation report?
It is the valuation report banks want to see. Independent, properly checked, and used to confirm market value and strict quality standards for the mortgage.
Can I get a valuation quickly?
Usually, yes. If the timing is tight, we move fast.
